So what exactly do I mean? I am going to reveal the very secret to my real estate success over the last 15 years. Well, everything we do in our business should be methodical and planned out. I typically eat lunch and dinner at a small list of places on rotation. Lunch was always 3 spots and I would be in there once per week. Maybe once for dinner during the week. I had 2 other dinner places I liked as well.
Before I go further, I understand you may have kids at home or be on a limited budget. But try with 1 place then grow from there. Now, lunch is not about eating it is about getting to know people, learning their names, asking them for business all in a nice subtle manner. You do not ask right away, you introduce yourself, to everyone and remember their names. When you go back in you can say Hi Tammy, nice to see you again. Always look professional as well.
After the 3rd or 4th time you start to ask them, Hey did I ever tell you I was a realtor? I am looking for a few new clients to work with, do you happen to know anyone looking to buy or sell? Then take it from there. It will take several times, but they will start to see you as a regular and they will want to help you.
Next, if you play golf… or not…. Always sponsor a 4 some and take 3 people you are courting or past clients. Everyone loves a good charity golf tournament. So what you are doing is building a lasting memory with prospects and past clients. I have a friend who does about 14 golf tournaments per summer. He told me he did over 30 deals, including referrals from doing them. Do this every year. You DO NOT take your friends, or colleagues! You take people who are referrals sources, current clients or past clients. Treat it like a business event but you enjoy yourself and build bridges to others.
I can go on and on but I will mention one more. I would always rent a house on the lake every year. I would also have my boat. I would invite up the same types of people to come up with the families for a day at the lake. BBQ, tube, boat and swim. People will always remember the day and you will get business out of it. One time I did this I ended up getting a large listing and purchase deal out of it. But I also enjoyed the people I was hanging out with and we have become friends. Another I got a large purchase. I also have received countless business from my referral partners by treating them to the day as well. So now my vacation is a write off? I will let my accountant handle that one…
Understand that you must be “ON” at all times. This is a contact sport and we must be making contact. This is just one that you should implement. Live every day on vacation! And post pictures to social and tag your guests… Then their friends will see it too.
